Operative heat-sealing a torch-on felt lap on a flat roof in Nottinghamshire

Torch-on felt roofing in Nottinghamshire

High-performance built-up felt, heat-sealed layer by layer on site. Still the most cost-effective answer for most garages, extensions and low-slope domestic roofs.

Torch-on felt remains the workhorse of flat roofing in the East Midlands, and for good reason: it is proven, repairable, and considerably cheaper than the alternatives when the deck beneath it is sound. What separates a felt roof that lasts two decades from one that fails in five is almost entirely down to preparation and detailing — which is where most cheap quotations quietly cut corners.

What a properly installed felt roof involves

We start by stripping the existing covering back to the deck, because a membrane is only ever as good as the surface under it. Any soft or delaminated boards are replaced, and firrings are fitted where standing water has been sitting — ponding is the single most common cause of premature felt failure.

The system is then built up on site: a venting or base layer mechanically fixed and partially bonded, followed by a cap sheet. Each layer is heat-fused to the one below with a controlled torch, so the finished roof is one continuous bonded sheet rather than a series of panels that can lift in the wind.

Detailing is where the work is really judged. Upstands, upstands to rooflights, ablutments, rainwater outlets, drip trims and fascia junctions all receive the same treatment, with the membrane dressed and sealed by hand rather than dressed with mastic and hope.

Felt versus the alternatives

If you have been told you need a new flat roof, it is worth knowing what the options actually cost and how long each one realistically lasts. We install two systems, and we will tell you if a third is not worth the money on your roof.

Felt is the right call when the roof is straightforward, access is reasonable and the budget is a genuine consideration. Liquid systems come into their own on complex or cluttered roofs, and over existing coverings where strip-out is undesirable.

Why we are asked to redo other people’s felt roofs

Most of the failed felt roofs we are called out to share the same handful of causes: no venting, so trapped moisture blows the membrane from underneath; laps torched cold so the seam never actually fuses; insufficient fall, so water sits on the roof all winter; and upstands dressed too low, so water tracks behind the covering.

We were quoted less elsewhere, but Balmoral were the only company who explained the underlying problem and told us what they were doing about it. Two winters later it is still completely dry.

None of those are expensive problems to avoid. They are simply the difference between a crew that understands flat roofing and one that is going through the motions.

Frequently asked

Torch-on felt roofing questions

The things people ask us before booking a felt roof — answered without the sales patter.

For a domestic flat roof in Nottinghamshire in 2026, expect roughly £60 to £100 per square metre supplied and fitted. In practice most garage roofs land between £900 and £2,000, and extension or dormer roofs between £1,800 and £4,500, depending on size, access, scaffold requirements and how much of the deck needs renewing. Every quotation is itemised.

A three-layer built-up system that has been properly detailed and ventilated typically gives 10 to 20 years. The biggest variables are whether water drains off the roof, how much foot traffic it receives, and whether the deck beneath was sound when it was installed.

Sometimes. If the existing covering is well bonded, dry beneath and the deck is sound, an overlay can work and saves the cost of removal. If there is trapped moisture or the deck is soft, an overlay is a short-term fix that will fail — we will show you why on the survey.

Very little. We need reasonable access for loading and for a skip, and ideally a parking space near the property. We protect surfaces below the work area, keep the site tidy each day and clear everything on completion.

Torch-on systems are applied in dry conditions, and we will not install onto a wet deck. In winter we work around the forecast, which occasionally means a short reschedule — always agreed with you rather than announced.

Often yes. Blisters, split laps and localised damage can be cut out and repaired, and a tired but sound roof can be re-coated with a liquid system for a fraction of replacement cost. The survey decides it, and we will always tell you which option is the better spend.
