Flat roof repairs in Mansfield & Nottinghamshire

Leak tracing, blister and seam repair, re-coating and storm damage — plus an honest view on whether the roof is worth repairing at all.

A leaking flat roof is rarely urgent enough for a panic decision, and rarely simple enough for a guess. Water almost never enters where the stain appears on your ceiling — it travels along joists and decking before finding a way through. Finding the actual point of entry is most of the job.

Why flat roofs leak — the usual suspects

Nine out of ten repairs we attend come down to one of five things, and only one of them is genuinely the membrane's fault:

  • Failed laps and seams — usually a torching fault when the roof was installed, allowing water to track between layers.
  • Ponding water — insufficient fall means water sits on the roof for days after rain, slowly working into every weakness.
  • Blisters — trapped moisture beneath the covering expands in sun and lifts the membrane from the deck.
  • Damaged or undersized flashings — upstands dressed too low, or perished mastic around outlets and pipework.
  • Blocked outlets — the most common, most cheaply fixed and most often misdiagnosed cause of a 'leaking roof'.

We inspect with a camera and send you the photographs, so you can see the problem yourself rather than taking our word for it.

When repairing beats replacing

If the deck is sound and the covering is otherwise well bonded, localised repairs are frequently all that is required — and we will say so even when a replacement would be the more profitable conversation for us.

Where the roof is tired overall but not structurally failed, re-coating the whole area with a liquid system often gives a better result than chasing individual leaks: it addresses the ones that have not started yet, extends the roof's life by a decade or more, and typically costs a third of full replacement.

They found the actual leak within ten minutes of getting on the roof, having been told by another firm we needed the whole thing replacing. The repair has held through two winters.

Emergency and storm damage

Storm damage, lifted coverings and sudden leaks get priority. We keep capacity for emergency call-outs across Mansfield, Nottingham and the surrounding area, and can usually make a roof watertight temporarily the same day, with permanent repairs programmed once conditions allow.

If a storm has damaged a roof we installed, call us first — most systems carry manufacturer and workmanship cover, and we will deal with the claim on your behalf rather than leaving you to chase it.

Flat roof repair questions

Common questions about leaks, repairs and when replacement is genuinely needed.

Storm damage and active leaks are prioritised, and we can usually attend across Mansfield and the surrounding area the same or next working day. Where a roof cannot be made permanently watertight straight away, we make it safe and dry temporarily and return to complete the repair.

No. Inspections and quotations are free across the area we cover, and we send you photographs of what we find on the roof so the recommendation is something you can actually see.

Very often, yes — particularly where the deck is sound and the problem is localised to seams, flashings or drainage. If we believe a repair will only buy you a year or two before a replacement is unavoidable, we will say that plainly so you can plan and budget for it.

Most repairs fall between £250 and £1,500 depending on the cause, the area affected and access requirements. Re-coating a tired roof with a liquid system is usually more than a one-off repair but considerably less than replacement, and we will quote both where it applies.

Yes. Workmanship cover on repairs is stated in writing on the quotation, alongside any manufacturer guarantee where new material has been installed.
