Pricing and quotations

For 2026 in the East Midlands, plan for the following guide prices. These include labour, materials and standard detailing, but not scaffolding, timber deck renewal, insulation upgrades or waste removal, which are itemised separately.

RoofTypical totalTypical duration
Single garage£900 – £1,6001 day
Double garage or large outbuilding£1,500 – £2,6001–2 days
Extension or dormer roof£1,800 – £4,5002–3 days
Full house flat roof£3,500 – £6,0003–5 days

By system, as a rate: torch-on felt £60–£100 per m², liquid waterproofing £75–£130, and GRP fibreglass £90–£140.

No. Surveys, photographs and written quotations are free and carry no obligation. We also will not ring you repeatedly afterwards to chase a decision.

Terms are confirmed on the quotation. We accept bank transfer, cheque and card, and can invoice commercial clients on account. You will never be asked for a large cash deposit before work starts.

We are VAT registered (GB 154 3819 62), so quotations show VAT separately. Where work qualifies for a reduced rate — certain energy-saving insulation installations, for example — we will apply it and say so on the quotation.

Systems and materials

There is no universal answer, and anyone telling you otherwise is selling rather than advising. Straightforward, accessible roofs are usually best served by torch-on felt on cost. Complex roofs with lots of penetrations, roofs being overlaid, and buildings where naked flames are not permitted suit liquid waterproofing. We price both where either would work.

Built-up felt: 10–20 years. Liquid waterproofing systems such as ARBOFLEX PU: 20–25 years. GRP fibreglass: 25–40 years. Actual lifespan depends on drainage, foot traffic and whether the deck beneath was sound to begin with.

Sometimes — and it can save a considerable amount of money. It requires the existing covering to be well bonded and dry, with a structurally sound deck beneath. Where there is trapped moisture or failed decking, an overlay is a short-term fix and we will show you why on the survey.

We can specify and install GRP where it is genuinely the right choice, though for most roofs in this region we find well-installed felt or liquid systems offer better value. If a fibreglass roof is what you want, tell us and we will quote for it.

Standing water means the roof has lost its fall, or the outlets are undersized or blocked. It is the single most common cause of premature flat roof failure because water sat on the covering all winter attacks every weakness. Correcting falls properly means relaying the deck — which is why we check drainage on every survey.

Work, access and disruption

Most garage roofs are a one or two day job. Extension and dormer roofs take two to three days. A full house flat roof is typically three to five days. Weather can extend any of those, and we will tell you if the forecast is likely to affect the programme.

Not always. Single-storey and garage roofs are usually worked from ladders and platforms. Two-storey roofs and anything with restricted access need scaffolding, which we arrange and price separately, and remove promptly once the membrane is complete.

No. Protection goes down below the work area, waste is cleared at the end of each working day rather than left to the end of the job, and we carry the waste away ourselves with the correct documentation.

Yes — it is most of what our commercial work involves. We sequence and phase work around operating hours, keep safe access routes open, and schedule noisy operations for when they cause least disruption.

Yes, with caveats. Torch-on systems need a dry deck and sensible temperatures, so winter work is more weather-sensitive. Liquid systems are more tolerant of the cold, which is often why we recommend them for winter programmes. We will never install onto a wet or frozen deck.

Guarantees, insurance and trust

On qualifying systems we provide manufacturer guarantees of up to 15 years, on top of our own workmanship cover. The exact term depends on the system specified and is confirmed in writing before work starts — never after.

Yes. £5 million public liability and £10 million employers' liability insurance. Certificates can be issued to commercial clients and principal designers on request.

Our operatives are directly employed, CSCS certified, UKATA asbestos trained and DBS checked. We do not subcontract the roofing work itself to labour-only gangs.

We have been a registered member of the Confederation of Roofing Contractors since 2005 (holding bronze and silver awards) and an assessed member of the Guild of Master Craftsmen since 1998.

You ring us and we come back. That is the whole arrangement — no call-centre helpline, no deflection to a manufacturer. Where a manufacturer guarantee applies, we handle the claim on your behalf.

Areas and availability

Across Nottinghamshire, Derbyshire, Chesterfield and South Yorkshire — including Mansfield, Sutton-in-Ashfield, Kirkby-in-Ashfield, Worksop, Newark, Chesterfield, Alfreton, Ripley, Nottingham and Derby. We travel further for commercial contracts.

Leaks and storm damage are prioritised, and we can usually attend across our core area the same or next working day. Where a roof cannot be made permanently watertight immediately, we make it safe and dry and return to complete the repair.

Yes. A single garage roof or a small bay window is a normal day's work for us, and we quote those with the same care as a commercial contract. What we will not do is inflate a small repair into a replacement — if you only need a repair, that is what we will quote.
