For 36 years we have installed, repaired and maintained flat roofs for commercial and residential properties across the East Midlands. Family-run, CORC registered, and still quoting by survey rather than by guesswork.
Trusted by commercial and public-sector clients across the East Midlands

Who we are
Balmoral Flat Roofing was established in 1990 by Shane Crossland and has been based in Mansfield Woodhouse ever since. We specialise in flat roofing only — built-up felt, liquid applied waterproofing, and the deck, insulation and drainage that sit beneath them.
That focus means we are not learning on your roof. Our operatives are CSCS certified and UKATA trained, our work is insured to £5m public liability, and every job is signed off by the same team that surveyed it.

What we do
Whether it is a leaking garage roof, a commercial warehouse felt system or a liquid membrane on an awkward roof nobody else wants to touch, the same standards apply.
High-performance built-up felt systems, heat-sealed on site for a fully bonded, seamless covering.
Cold-applied ARBOFLEX PU membranes for complex, awkward or overloaded roofs where felt will not work.
Leak tracing, blister and ponding repair, surface re-coating and storm damage — with an honest view on whether repair is worthwhile.
Full replacement from deck to finished membrane, including insulation upgrades that meet current building regulations.
Garage, extension, dormer and outbuilding flat roofs, quoted by size and finished to match your property.
Systems we install
Two systems cover almost every flat roof we are asked to price. Knowing which one your roof actually needs — and when a third is overkill — is the part that saves money.
System 01
The traditional East Midlands workhorse, and still the most cost-effective answer for most garages, extensions and low-slope roofs. Layers are heat-fused to each other rather than glued, so the finished covering is a single bonded sheet with no glue lines to fail.
System 02
Cold-applied polyurethane that cures into a seamless rubber membrane. Because it is painted on, it wraps rooflights, pipe penetrations and awkward junctions that a sheet material simply cannot follow — and it can usually be applied over the existing covering, so there is no strip-out and very little disruption.
How we work
Four steps, no surprises, and a named contact throughout.
We come out, get on the roof, and photograph what we find — including the parts you would rather not have to climb up and look at yourself.
A clear price with the system specified, the guarantee stated, and any exclusions listed. No pressure, no disappearing act if you want to think about it.
Our own operatives, a tidy site, protection for your property while we work, and a programme agreed around your business or household.
Drainage tested, upstands and laps checked, site cleared. You receive your guarantee documentation and photographs of the completed work.

Where we work
We are based in Mansfield Woodhouse, which puts most of the East Midlands within about forty minutes. If you are on the edge of our patch, ring us anyway — we travel further for commercial contracts.
Frequently asked
The questions we are asked most often — answered properly, without the sales language.
As a 2026 guide for the East Midlands, torch-on felt runs about £60–£100 per m² installed, liquid waterproofing £75–£130, and GRP fibreglass £90–£140. Most domestic replacements land between £1,800 and £5,000 all in. Scaffolding, timber deck repairs and insulation upgrades are priced separately and always listed on the quotation.
We quote by survey, so the number you get is for your roof — not an average pulled off a website.
No. Surveys and written quotations are free and carry no obligation. If a repair will buy you another few years, we will tell you that instead of quoting for a replacement.
A properly installed built-up felt roof typically gives 10–20 years. Liquid waterproofing systems such as ARBOFLEX PU are usually specified at 20–25 years. Lifespan comes down to three things: the quality of the deck beneath, whether water can drain away, and whether anybody has walked on it.
Yes. We carry £5 million public liability and £10 million employers' liability insurance, and certificates can be issued to commercial clients and principal designers. Our operatives are CSCS certified, UKATA asbestos-trained, and DBS checked.
Both, and we have done for over three decades — from schools, healthcare buildings and leisure centres to warehousing, retail units and domestic extensions. Commercial work is usually programmed around your operating hours to keep disruption down.
Often, yes. Blisters, failed laps, localised ponding and split flashings can frequently be cut out and repaired, or the whole roof re-coated with a liquid system over the top. It depends on the condition of the deck and how much water has already got in — which is why we inspect before we quote.
